Some people may wonder about the scope of our standard home inspection services. We are dedicated to conducting comprehensive inspections in our field, and here’s a brief overview of our procedures. Each inspector is equipped with state-of-the-art tools, including infrared cameras (which we use for every inspection at no additional cost), advanced moisture meters, drones, and various specialized equipment. Our typical inspection lasts around 4 hours, and we encourage clients to join us during the process so they can see the property through our eyes. If they can’t attend in person, we follow a policy of contacting them before leaving the property to discuss our findings. It’s important to note that while our inspectors are highly trained and undergo continuous education and quality assurance, we are not certified plumbers, electricians, or structural engineers.
Starting with the roof, we assess the roofing materials, roof condition, chimney, gutters, skylights, attic ventilation, and plumbing venting. In the attic, we inspect framing materials, insulation, attic access, and identify any deficiencies, such as exposed electrical wires. In each bedroom and interior area, we ensure that doors, windows, lights, fans, and fireplaces are in proper working order. We also test accessible electrical outlets to ensure they are correctly grounded. In bathrooms, we evaluate the functionality of showers, toilets, sinks, and check for proper drainage. We verify the correct operation of vent fans and the presence of GFCI protection on electrical outlets. In the kitchen, we apply the same electrical outlet standards as in the bathrooms and ensure the sink functions properly. All appliances are tested for correct operation using infrared cameras (the dishwasher is run through a full cycle). We also inspect kitchen cabinets to ensure their proper operation. In bedrooms, we check the operation of doors, windows, and the wiring of outlets.
If the house has a slab foundation, inspecting it can be challenging. However, for houses with crawlspaces or basements, we thoroughly examine framing members, piers, columns, and their materials. We assess wooden subfloors, floor joists, main beams, load supports, and out-band joists for signs of decay, termite damage, or other issues. In the crawlspace, we inspect plumbing delivery and waste lines to confirm their functionality and document the materials used. We also check for appropriate ventilation and insulation for the floors. We employ infrared cameras to assess the functionality of the water heater and estimate its age when possible. The same technology is used to verify the heating and air conditioning systems. We often can determine the age of HVAC units and document their heat source, whether it be gas, oil, electricity, or another type. Additionally, we test fireplaces, including the damper and other fireplace components, to ensure their proper operation.
Dustin was excellent. He conducted a very thorough inspection. Explained different aspects of the inspection as the inspection progressed. He answered any questions I had. later I had a couple of follow up questions. He was very responsive to them and ensured I completely understood his answers. I have used home inspectors before but he was by far the best.
Outside the house, we will be looking at EVERYTHING: the driveway, the lots grading, power lines, yard, trees, you name it. After looking over all the things that may affect your house that are not a part of it, we move on to the house itself. On the house itself, we will look at all siding, doors, windows, trim, and all and note any deficiencies. While looking at any steps or decks, the safety concerns we will look at are not only the handrails. If there are more than three steps, we will ensure the stair stringers are properly spaced and the treads are in good condition. There are many checkboxes when inspecting a deck, like height, handrails, condition, proper footers, proper decking, adequate spacing of joists, joist hangers, and more.
All noted items above and deficiencies will be documented in your report with repair recommendations. Your report is guaranteed to be delivered to you on the same day of the inspection so you can move forward with negotiations of repairs or ask for a reduction in cost for the property. If you need us to inspect the house again after repairs are made, we can go back to the house and ensure they were done correctly for you. When we leave the property, we will also make sure everything is cleaned up, locked up, and left just the way it was when we arrived. We even video this to prove it.
We also want our clients to know we perform many additional inspection services. Services like Radon Gas Testing, Mold Testing, Pool Testing, Septic Dye Testing, Sewer Scope, etc. are not included in the standard inspection.
